What does "ready to move" mean in Ajman?

A "ready to move" or "ready" apartment is a completed residential unit that has received its occupancy certificate from the relevant authority and is available for immediate occupation or handover to a new buyer or tenant. In Ajman, this includes both newly built units that have just received their occupancy certificate and resale units being sold or re-let by current owners.

The distinction matters because Ajman's property market has a significant off-plan segment — units sold before or during construction, with a waiting period before you can move in. Ready apartments are the alternative: what you see is what you get, delivered immediately.

For buyers who need to move in quickly, who want to start earning rental income without delay, or who are not comfortable with construction or developer risk, ready apartments are the default choice. For a comparison of the trade-offs, see the section below.

Ready to move vs off-plan: which is better?

There is no universally "better" option — the right choice depends on your circumstances:

Choose ready if you need to move in immediately, want to start earning rent without delay, are buying without a mortgage (faster completion), or prefer to physically inspect the unit before committing. Our complete guide to buying property in Ajman covers the full process for both ready and off-plan purchases.

Choose off-plan if you have a limited upfront budget and need to spread payments, are buying for medium-term capital appreciation, or want a brand-new unit with the latest specifications. See our off-plan buying guide for Ajman for the full process and risks.

Best areas for ready apartments in Ajman

Ready resale stock is available across all of Ajman's established residential areas. The following are the most active markets for completed apartments:

Emirates City is Ajman's largest apartment community and has the deepest resale market — the widest choice of unit sizes, price points and building types available ready at any given time. It is particularly popular with budget-conscious buyers and investors looking for the highest yields. See our Emirates City area guide for detailed prices.

Al Nuaimiya has a high concentration of older to mid-age apartment buildings with active resale activity across studio to 3-bedroom units. It's the best area for buyers who want central Ajman location with ready stock at relatively low prices. See our Al Nuaimiya area guide.

Al Rashidiya is the go-to for mid-market ready apartments with a family-oriented community. Buildings range from older stock to 2010s-era towers, giving a range of price points and finish levels. See our Al Rashidiya area guide.

Al Yasmeen is the best option if you want newer (post-2010) buildings with modern finishes available ready. The resale market here is less active than Emirates City or Al Nuaimiya but growing, and the buildings are in better condition. See our Al Yasmeen area guide.

Al Zorah has a smaller but active premium resale market — ready 1 and 2-bedroom apartments in the waterfront community, typically from AED 900,000+. Ideal for buyers who want a lifestyle property without waiting for a new off-plan project to complete. See our Al Zorah area guide.

How to buy a ready apartment in Ajman

The process for buying a ready resale apartment in Ajman follows these key steps:

1. Define your budget and area. Factor in the purchase price plus buying costs — typically 4–6% of the price for AjmanRe registration fees (3% for non-GCC nationals, 2% for UAE/GCC nationals) plus agent commission (1–2%). Use our ROI calculator to estimate returns before committing.

2. Appoint a registered agent. A registered Ajman real estate agent will shortlist available ready units matching your requirements, arrange viewings and handle negotiations. Commission is typically 2% of the purchase price for buyers, paid at completion.

3. View and inspect. Unlike off-plan, you can physically inspect a ready apartment before buying. Check: actual size vs listed, building condition, service charge payment history, HVAC systems, plumbing, and signs of dampness or structural issues. Consider a professional inspection for higher-value purchases.

4. Agree terms and sign MOU. Once agreed, a Memorandum of Understanding (MOU/Form F) is signed between buyer and seller, setting the price, deposit (typically 10%) and completion timeline.

5. Obtain NOC. The seller obtains a No Objection Certificate from the building developer or management company confirming no outstanding service charges, loans or disputes on the unit.

6. Transfer at AjmanRe. Buyer and seller (or their representatives) attend the AjmanRe office to complete the title deed transfer. The buyer pays the remaining balance and registration fees. The new title deed is issued typically within a few days.

For the full step-by-step process with costs, see our complete guide to buying property in Ajman.

What to check before you sign

Title deed and ownership status. Ask to see the current seller's title deed and verify it against AjmanRe records. Ensure there are no mortgages or encumbrances on the title that haven't been disclosed.

Service charge arrears. Outstanding service charges become the buyer's problem after transfer if not cleared. Request a statement of account from the building manager and ensure all charges are paid before or at completion.

Freehold status. If you are a non-UAE/GCC national, confirm the building is on AjmanRe's approved freehold list before proceeding. Buying in a non-freehold building as a foreign national gives you leasehold rather than freehold title — which affects your ability to mortgage, resell or pass on the property. See our guide to freehold property in Ajman for foreigners.

Occupancy certificate. Verify the building has a valid occupancy certificate from the Ajman Municipality. Units in buildings without a valid OC cannot be legally occupied and may face utility connection issues.

Utility connections. Confirm that electricity (FEWA), water and cooling/HVAC are connected and functioning. Check utility bills to understand running costs before committing.
