Renting an apartment in Ajman: what to expect
Ajman offers some of the most affordable apartment rents in the UAE. Rents are noticeably lower than Dubai and typically 10–20% lower than comparable areas in Sharjah, making Ajman attractive for professionals who work in either emirate and want to reduce their housing costs. The commute from central Ajman to central Sharjah is roughly 20–30 minutes and to Dubai Business Bay around 50–65 minutes in normal traffic.
Most apartments in Ajman are rented unfurnished. Rent is paid by post-dated cheques — most landlords ask for 2–4 cheques per year, though paying in fewer cheques is a useful negotiating lever. Tenancy agreements are governed by Ajman's Rental Law and must be registered with Ajman Municipality. Utilities (water and electricity) are billed by EtihadWE (Ajman's utility authority), separately from rent.

Studio apartments for rent in Ajman
Studios are the most affordable option for single professionals and those new to Ajman. Annual rents range from roughly AED 13,000 in Garden City to AED 22,000 near the Corniche, putting monthly costs at around AED 1,083 to AED 1,833. The most popular areas for studios are Al Nuaimiya (central, walkable), Ajman Downtown (close to the Corniche) and Emirates City (largest selection, most affordable).
Studios typically run 400–700 sq ft and usually include a small kitchen, bathroom and living/sleeping space. Most buildings include a gym and shared pool. Utility bills through EtihadWE for a studio are typically AED 200–400 per month in winter and AED 400–700 per month in summer when air conditioning runs continuously. This is still substantially lower than comparable Dubai utility bills.
1-bedroom apartments for rent in Ajman
The 1-bedroom apartment is the most widely available unit type and the sweet spot for couples and single professionals who want a separate bedroom. Annual rents run from around AED 20,000 in Garden City to AED 35,000 near the Corniche, with most of Ajman's mid-range areas (Emirates City, Al Nuaimiya, Ajman Downtown) falling between AED 22,000 and AED 28,000 per year.
Al Rashidiya and Al Yasmeen command slightly more — around AED 28,000 — for newer buildings, better parking and easier access to the main highways. If your priority is minimising rent, Garden City and Emirates City offer the best value; if commute time to Sharjah or Dubai matters most, Al Rashidiya's proximity to the E11 is worth the small premium.
2 and 3-bedroom apartments for rent

Annual rents for a 2-bedroom range from around AED 29,000 in Garden City to AED 55,000 near the Corniche, with most mid-range options between AED 32,000 and AED 42,000 per year. 3-bedroom apartments run from around AED 40,000 to AED 80,000, with the typical family-friendly areas of Al Rashidiya, Al Yasmeen and Al Nuaimiya falling between AED 48,000 and AED 60,000.
School proximity is a major factor for families choosing an area. Several schools are clustered along the Emirates Road corridor and in Al Nuaimiya. Monthly living costs on top of rent — groceries, school fees, utilities, transport — are covered in detail in our cost of living guide for Ajman.
Upfront costs when renting in Ajman
Before you move in, budget for these one-off costs on top of your first rent payment:
| Cost | Amount |
|---|---|
| Security deposit | 5% of annual rent (refundable at end of tenancy) |
| Agent commission | ~5% of annual rent (one-off, non-refundable) |
| EtihadWE connection fee | ~AED 110 per meter point |
| Chiller / district cooling deposit (if applicable) | AED 1,000–3,000 (refundable) |
| Municipality tenancy registration fee | Small administrative fee (~AED 100–200) |
In total, budget roughly 10–15% of your annual rent in upfront costs beyond the first rent payment. For a AED 28,000 per year 1-bedroom: that means roughly AED 1,400 security deposit + AED 1,400 commission + connection fees — around AED 3,000–4,000 extra before you move in. Not all agents charge a full 5% commission; negotiate.
Best areas to rent an apartment in Ajman
Al Rashidiya is the most popular rental area in Ajman — well-connected to the E11, a mix of newer and older buildings, good retail and dining options nearby. Rents are mid-to-upper range for Ajman.
Emirates City is the best choice for tenants on a tight budget. Studios from AED 14,000 and 1-bedrooms from AED 22,000 per year make it the most affordable major community. The trade-off is some areas still feel incomplete and transport links are car-dependent.
Al Nuaimiya is Ajman's most central and walkable area, with good access to local shops, restaurants and Ajman City Centre mall. A good all-rounder at moderate rents.
Ajman Downtown (near the Corniche) offers a mix of newer towers at slightly higher rents, with the beach a short drive away and the Al Rashidiya commercial strip nearby.
Al Zorah is for tenants willing to pay a premium for a waterfront lifestyle — golf, beach clubs and mangroves. Rents are well above the Ajman average but competitive with Dubai waterfront communities.
