What types of property are for sale in Ajman?
Ajman offers four main categories of property for sale: apartments, villas and townhouses, land and plots, and off-plan units. Apartments are by far the most traded, with prices ranging from around AED 130,000 for a studio in an older building to over AED 2.5 million for a premium 3-bedroom unit in Al Zorah. Villas range from AED 600,000 for an entry-level townhouse to AED 4 million and above for a luxury waterfront property. Land starts at around AED 200,000 for a residential plot in a developing area, with commercial plots from AED 500,000.
Most property in Ajman is sold freehold or leasehold. Freehold means you own the land and the building outright, with no time limit. Leasehold gives you a long-term right to use the property (typically 50–99 years). Non-GCC foreigners can only hold freehold title in Ajman's designated investment zones. UAE and GCC nationals can buy anywhere in the emirate under either arrangement.
Apartments for sale in Ajman
Apartments make up the largest share of Ajman's property market. Studios in established buildings in Al Nuaimiya, Al Sawan and Ajman Downtown are listed from roughly AED 130,000 to AED 250,000. One-bedroom apartments average AED 259,000 in Garden City at the affordable end and reach AED 1.12 million in Al Zorah at the top. Two-bedroom units range from about AED 361,000 (Garden City) to AED 1.73 million (Al Zorah), with most mid-range options in Al Rashidiya, Ajman Downtown and Emirates City between AED 470,000 and AED 730,000.
Al Rashidiya is Ajman's most popular area for apartment purchases, while Emirates City offers the strongest projected rental yields (around 7.85%) at lower entry prices. Al Zorah commands a premium for its waterfront location, golf course and beach clubs. For a full breakdown by area and unit size, see our apartments for sale guide.
Villas and townhouses for sale in Ajman
Ajman's villa communities are substantially more affordable than comparable neighbourhoods in Dubai — typically 40–60% lower for a similar specification and plot size. Entry-level 3-bedroom townhouse-style units in Al Amerah and Al Tallah start from around AED 700,000. Mid-range 4-bedroom villas in the established communities of Al Rawda and Al Mowaihat are typically priced between AED 1.2 million and AED 2 million. Larger 5-bedroom villas in newer, higher-specification communities like Al Yasmeen and Al Hamidiyah range from around AED 2 million to AED 4 million.
At the premium end, Al Zorah's waterfront and golf-course villas start at approximately AED 3.5 million for a 3-bedroom and rise to AED 7 million and above for a 5-bedroom. These command a significant lifestyle premium and are among Ajman's most desirable properties for owner-occupiers. See our dedicated villas for sale guide for a full area-by-area breakdown.
Land and plots for sale in Ajman
Residential plots for sale in Ajman start from around AED 200,000 for a smaller plot in a developing area like Al Amerah, rising to AED 1.4 million and above for a larger plot in Al Rawda or Al Mowaihat. In Al Zorah, residential land is priced at AED 400–600 per sq ft, making a typical 5,000–8,000 sq ft plot worth AED 2 million to AED 5 million.
Commercial and industrial land is concentrated in Al Jurf Industrial Area and along the Emirates Road commercial strip in Al Rashidiya, with prices from AED 150 per sq ft for industrial-zoned land. Plots in Ajman Free Zone are available directly from the zone authority and include 100% foreign ownership rights. Before buying any plot, verify the permitted use (residential, commercial or mixed) with Ajman Municipality and check whether the land is freehold or leasehold. See our land for sale guide for more detail.
Off-plan properties in Ajman
Off-plan means buying a property before or during construction, directly from the developer, and paying in instalments rather than a lump sum. This makes higher-value properties accessible with a smaller upfront commitment — a typical Ajman off-plan project requires a 10–20% reservation deposit, with the balance spread over the construction period and sometimes extending 3–5 years post-handover.
Current off-plan launches in Ajman include Ajman Creek Towers in Al Rashidiya (a 40% during construction / 60% post-handover over 7 years plan), AZHA Views Residences in Al Zorah (Emirates City), and Tiger Downtown Ajman in the city centre. Browse the full off-plan projects directory, and read our off-plan buying guide before committing.
Freehold areas open to foreign buyers
Under Ajman's foreign ownership regulations, non-GCC nationals (and non-UAE nationals from outside the Gulf) can own property on a freehold basis in the following designated investment zones:
- Ajman Downtown — central location near the Corniche; apartments and commercial units
- Al Rashidiya — Ajman's most popular residential area for apartments
- Emirates City — Ajman's largest apartment community; lower prices, strong yields
- Al Zorah — premium waterfront masterplan; apartments, villas and plots
- Al Hamidiyah — villa community with freehold availability for non-GCC buyers
- Al Jurf — industrial and commercial land; Ajman Free Zone also permits full foreign ownership
Always verify the specific property's freehold status with AjmanRe before signing anything — building-level and plot-level designations can differ within the same area. For a full explanation of the ownership rules, registration process and visa implications, see our guide on whether foreigners can buy property in Ajman.
What does it cost to buy in Ajman?
Ajman's buying costs are lower than Dubai's for most buyers. The main costs on top of the purchase price are:
| Cost | Amount | Who pays |
|---|---|---|
| Registration fee (non-GCC nationals) | 3% of price, min AED 3,000 | Buyer |
| Registration fee (UAE & GCC nationals) | 2% of price, min AED 2,500 | Buyer |
| Title deed certificate | AED 350 | Buyer |
| Agency commission | ~2% + 5% VAT | Usually buyer |
| Mortgage arrangement fee (if applicable) | ~1% of loan amount | Buyer |
In total, budget around 5–6% of the purchase price in transaction costs, excluding mortgage fees. On a AED 600,000 apartment, that means roughly AED 18,000 in registration fees, AED 350 for the title deed and around AED 12,600 in agency commission including VAT — approximately AED 31,000 extra. There is no annual property tax in the UAE, though you will pay an annual service charge to your building or community.
