Villas and townhouses for sale in Ajman

Ajman's villa market offers a wide spectrum of options, from entry-level townhouses to luxury waterfront properties — at prices that are typically 40–60% lower than comparable communities in Dubai. A 3-bedroom townhouse in a developing area like Al Amerah starts from around AED 700,000; a mid-range 4-bedroom villa in the established community of Al Rawda or Al Mowaihat is typically AED 1.2 million to AED 2 million; premium 5-bedroom villas in newer, higher-specification communities like Al Yasmeen range from AED 2 million to AED 4 million; and luxury waterfront villas in Al Zorah start at approximately AED 3.5 million.

For perspective, a comparable 4-bedroom villa in Dubai's established communities would typically cost AED 3.5–6 million — making Ajman a compelling proposition for families who want space, a garden and covered parking without the Dubai price tag. See our Ajman vs Dubai vs Sharjah comparison for a side-by-side breakdown.

Types of villas and townhouses in Ajman

Three main formats are available:

  • Independent villa — a standalone property on its own plot with a private garden, driveway and covered parking for 2–3 cars. Most include a maid's room, storage room and an internal courtyard or garden. Sizes range from around 2,500 sq ft for a 3-bedroom to 8,000+ sq ft for a large 5-bedroom. These command the highest prices and offer the most privacy.
  • Townhouse — a terraced or semi-detached unit sharing one or two walls with neighbours. Smaller plot, smaller garden, lower price. Common in developments like Al Amerah and Al Tallah. A good entry point to villa-style living at a cost closer to a premium apartment.
  • Compound villa — a villa within a gated community, sharing facilities such as a pool, gym and security. Less common in Ajman than in Dubai but available in newer developments. A balance of privacy and shared amenities.

Most 4-bedroom and larger villas in Ajman include a dedicated maid's room with attached bathroom, a formal sitting room (majlis), covered parking for 2–3 vehicles and a private garden of 500–2,000 sq ft. Central air conditioning is standard in newer builds; older villas may use split units per room.

Which villa areas are freehold for foreigners?

Non-GCC nationals can own villas on a freehold basis in the following Ajman zones:

  • Al Zorah — fully freehold for all nationalities under an Ajman Government decree; the highest-profile masterplan in Ajman with golf, marina and beach access
  • Al Hamidiyah — designated freehold for non-GCC buyers; a mid-range villa community with good highway access
  • Parts of Al Rawda and Al Mowaihat — some individual plots are available freehold; verify on a unit-by-unit basis with AjmanRe

In non-designated areas, non-GCC nationals can hold long-term leasehold rights (commonly 50–99 years) but not outright freehold title. UAE nationals and GCC citizens can purchase any property in Ajman under either arrangement. Always verify the specific property's status with AjmanRe before exchanging contracts. Buying costs for a villa in Ajman

The costs on top of the villa price follow the same structure as for apartments. According to the official Ajman Government service catalogue, the registration fee is paid by the buyer:

Registration fee (UAE & GCC nationals)2% of price, min AED 2,500Buyer

Worked example: a non-GCC buyer purchasing a AED 1,500,000 4-bedroom villa through an agent would pay approximately AED 45,000 in registration fees, AED 350 for the title deed and around AED 31,500 in agency commission including VAT — roughly AED 76,850 extra (about 5.1%) on top of the price, before any mortgage costs. Are villas a good investment in Ajman?

Villa rental yields in Ajman are typically lower than apartments — around 4–6% gross versus 6–9% for apartments — because villa purchase prices are higher relative to achievable rents. The investment case for villas is primarily capital appreciation and end-user demand rather than yield, especially in newer communities. Al Yasmeen, Al Zorah and developing areas like Al Tallah have all seen meaningful price appreciation as Ajman's population grows and more families relocate from Dubai and Sharjah for more space at lower cost.

A 4-bedroom villa in Al Rawda renting at around AED 80,000 per year on a AED 1.4 million purchase produces a gross yield of approximately 5.7% — respectable, though below the best apartment yields. After service charges, maintenance and any vacancy, net yield will be lower. For a detailed walkthrough of yield and ROI calculations, see our ROI calculation guide.
