Land for sale in Ajman: an overview
Ajman offers a range of land types for sale: residential plots for self-build villas, commercial plots for offices and showrooms, and industrial land for warehouses and light manufacturing. Compared with Dubai and Sharjah, land prices in Ajman are significantly lower — residential plots that would cost AED 1 million or more in comparable Sharjah communities can be found for AED 300,000–600,000 in Ajman's growing outer communities.
Residential plots typically range from around 2,500 sq ft (a compact villa plot in an established area) to over 30,000 sq ft for larger development parcels. Most self-build plots for individual villas fall between 4,000 and 10,000 sq ft. Ajman's designated freehold investment zones allow non-GCC foreigners to own land with full title, registered at AjmanRe.

For self-build purposes, confirm with Ajman Municipality the plot's permitted floor area ratio (FAR), maximum building height, required setbacks and any restrictions before purchasing. Build costs in Ajman typically run from AED 200–350 per sq ft for standard villa construction, depending on finish level.
Commercial and industrial land
Al Jurf Industrial Area is Ajman's primary industrial zone, with a mix of warehouse plots, showroom land and light industrial parcels. Commercial plots here are priced from approximately AED 150 per sq ft, with total parcels running from AED 500,000 to several million dirhams for larger plots. The area has direct access to the E11 highway and is close to Port of Ajman, making it well-suited for trading, logistics and manufacturing businesses.
Al Rashidiya offers commercial plots along the main Emirates Road corridor, suited for showrooms, offices and mixed-use developments. Prices here are slightly higher due to the main road frontage, typically AED 200–350 per sq ft.
Ajman Free Zone (AFZ) provides plots and ready-built units for businesses requiring 100% foreign ownership. AFZ land can be leased (not purchased) directly from the free zone authority and comes with business licensing included. It is a different proposition from buying mainland commercial land — contact AFZ directly for current rates and available plots.
Can foreigners buy land in Ajman?
Non-GCC foreign nationals can purchase freehold land in Ajman's designated investment zones. The main areas where full freehold title is available to all nationalities are:
- Al Zorah — a comprehensive waterfront masterplan with residential, commercial and mixed-use plots
- Parts of Al Hamidiyah — specific freehold-designated residential plots
- Ajman Free Zone areas — commercial/industrial leasehold plots with 100% foreign ownership rights
GCC nationals and UAE citizens can purchase land anywhere in Ajman without restriction. For plots outside the designated freehold zones, non-GCC buyers may be able to hold a long-term usufruct (usage right) lease rather than a full freehold title. The distinction matters for resale and inheritance rights.
Always verify the specific plot's designation at AjmanRe or through a licensed broker before signing any sale agreement. See our guide on whether foreigners can buy property in Ajman for full details on freehold zones and the legal framework.
How to buy land in Ajman
- Identify the plot. Search listings or work with a licensed broker. Confirm the plot number, area (sq ft), permitted use (residential/commercial/industrial/mixed) and zoning classification.
- Check permitted use with Ajman Municipality. Before agreeing a price, verify the plot's FAR, height limits, setbacks and any planning restrictions or pending road widening schemes that could affect it.
- Verify freehold/leasehold status. Check with AjmanRe whether the specific plot is designated freehold for non-GCC buyers if applicable to your nationality.
- Agree the price and sign a sale agreement. A deposit (commonly 10%) is paid to secure the plot. Use a licensed broker and get the agreement vetted if buying without one.
- Pay registration fees at AjmanRe. The registration fee is 3% of the purchase price for non-GCC nationals (minimum AED 3,000) or 2% for UAE and GCC nationals (minimum AED 2,500), plus AED 350 for the title deed certificate.
- Receive the title deed. Once fees are paid and documents are verified, the title deed is issued in the buyer's name.
