Apartments for sale in Ajman are some of the most affordable in the UAE. In the emirate's most popular areas, a 1-bedroom apartment had an average advertised price of between roughly AED 259,000 and AED 774,000 in 2025, a 2-bedroom between about AED 361,000 and AED 1.1 million, and studios in older buildings are listed from around AED 130,000. Waterfront Al Zorah sits well above that range.
This guide breaks down apartment prices by area and size, using Bayut's 2025 annual Ajman market report (the most recent full-year data, based on advertised prices) and current listings. It also covers rental yields and the exact government fees you'll pay, so you can work out a realistic total budget before you start viewing.

Two things stand out. First, the spread between areas is large: the same AED 550,000 that buys an average 1-bedroom in Al Rashidiya would buy an average 2-bedroom in Ajman Downtown or Emirates City, or a 3-bedroom in Garden City. Second, price per square foot is a better comparison tool than headline price, because unit sizes vary widely between older and newer buildings — see our guide to plot area vs built-up area for how sizes are measured.
Studio apartments for sale in Ajman
Studios are the cheapest way into Ajman property. Current listings show studios in established buildings in Al Nuaimiya, Al Sawan, Al Rashidiya and the Ajman Downtown towers from roughly AED 130,000 to AED 250,000, typically 450-680 sq ft. Newer or off-plan studios cost more — generally AED 250,000-350,000 — but come with newer amenities and, often, a developer payment plan.
Studios are popular with investors because they rent quickly to single professionals commuting to Dubai or Sharjah. Average studio rents in the main areas run at about AED 18,000-21,000 a year, so a well-bought studio can produce a gross yield of 8% or more. The trade-offs are a smaller pool of resale buyers and service charges that weigh more heavily against a small rent.
1-bedroom apartments for sale in Ajman
The 1-bedroom apartment is Ajman's most traded unit type and the sweet spot for both end users and investors. Average advertised prices start at about AED 259,000 in Garden City and AED 314,000 in Emirates City, rise to around AED 380,000-414,000 in Al Nuaimiya and Ajman Downtown, and reach roughly AED 550,000 in Al Rashidiya and along Sheikh Maktoum Bin Rashid Street.
With 1-bedroom rents averaging around AED 27,000-31,000 a year across these areas, the cheaper communities offer the strongest yields, while Al Rashidiya and the Corniche trade a lower yield for location, newer stock and easier resale.
2 and 3-bedroom apartments for sale
Families usually look at 2 and 3-bedroom units, and this is where Ajman's value compared with Dubai is most obvious. A 2-bedroom averages about AED 361,000 in Garden City, AED 474,000-531,000 in Emirates City, Ajman Downtown and Al Nuaimiya, and AED 690,000-761,000 in Al Rashidiya, Al Bustan and Al Yasmeen. A 3-bedroom runs from around AED 395,000 in Garden City to roughly AED 868,000-1.15 million in Al Rashidiya and Al Bustan.
For a family, the area matters as much as the price: schools, parks and the commute route shape day-to-day life. Our guide to the best areas to live in Ajman compares neighbourhoods on those factors.
Cheapest areas to buy an apartment in Ajman
Based on average advertised prices, these are the most affordable places to buy:
- Garden City — the lowest averages in the report (1-bed about AED 259,000) and the highest projected yield, at 9.27%.
- Emirates City — Ajman's largest apartment community, with 1-beds around AED 314,000 and a projected yield of 7.85%. Quality varies a lot from tower to tower, so compare buildings carefully.
- Al Nuaimiya — central and walkable, with 1-beds around AED 380,000 and plenty of older, lower-priced studios.
- Ajman Downtown — 1-beds around AED 414,000 and the fastest-rising prices in 2025 (+32% per sq ft), helped by its location near the Corniche and the E11.
Cheapest is not always best value: check the building's service charges, maintenance history and parking before comparing prices, and make sure the unit is in a freehold building if you're not a UAE or GCC national. Our guide on whether foreigners can buy property in Ajman explains how to check.
Waterfront and premium apartments
At the top of the market, Corniche Ajman averages about AED 542 per sq ft, with 1-beds around AED 774,000 and 3-beds around AED 1.67 million, for sea views and a beachfront promenade. Al Zorah is in a different league at around AED 1,141 per sq ft: its golf course, mangroves, marina and beach clubs put 1-beds at roughly AED 1.12 million and 3-beds at about AED 2.59 million.
Premium apartments trade lower yields (about 5.4-6.2%) for lifestyle, newer construction and stronger demand from end users. An apartment at or above AED 2 million may also support a 10-year Golden Visa application, subject to the federal rules at the time.
Rental yields: which apartments earn the most
Ajman's gross rental yields are among the highest in the UAE. In 2025 the projected yields for apartments were highest in Garden City (9.27%), Ajman Downtown (7.90%) and Emirates City (7.85%), compared with roughly 5.4-6.6% in the more expensive areas. Remember these are gross figures: subtract service charges, maintenance, vacancy and agency fees to get your net return. Our ROI calculation guide walks through the formulas with a worked example.
Ready vs off-plan apartments
You can buy a ready apartment from an existing owner and move in or rent it out straight away, or buy off-plan from a developer and pay in stages during construction. Ready units let you inspect exactly what you're buying and start earning rent immediately; off-plan units usually need a smaller deposit, spread payments over several years (sometimes after handover), and come with brand-new finishes.
Current off-plan launches in Ajman include Ajman Creek Towers in Al Rashidiya (Tower 1 from AED 850,200), with a 40/60 payment plan and 7 years post-handover, and AZHA Views Residences in Emirates City (from AED 546,930). Browse the full list in our off-plan projects directory, and read the off-plan buying guide before you commit.
What it costs on top of the price
Ajman's buying costs are lower than Dubai's 4% transfer fee for most buyers. According to the official Ajman Government service catalogue, the sale registration fee is paid by the buyer:
| Cost | Amount | Who pays |
|---|---|---|
| Registration fee (non-GCC nationals) | 3% of the price, minimum AED 3,000 | Buyer |
| Registration fee (UAE & GCC nationals) | 2% of the price, minimum AED 2,500 | Buyer |
| Title deed certificate | AED 350 | Buyer |
| Agency commission | Around 2% + 5% VAT (negotiable) | Usually buyer |
| Mortgage fees (if financing) | Around 1% arrangement fee + valuation | Buyer |
Worked example: a non-GCC buyer purchasing a AED 400,000 1-bedroom apartment through an agent would pay about AED 12,000 in registration fees, AED 350 for the title deed and about AED 8,400 in commission including VAT — roughly AED 20,750 (about 5.2%) on top of the price, before any mortgage costs. There is no annual property tax in the UAE, but you will pay a yearly service charge to the building. See our guides to the Ajman title deed and real estate commission for the details.
How to buy an apartment in Ajman, step by step
- Set your budget. Include the 5-6% of extra costs above and, if you need a mortgage, get pre-approval first — see our mortgage guide.
- Shortlist areas and buildings. Compare price per sq ft, service charges and rental demand, not just the headline price.
- View and verify. Confirm the seller's ownership, that the unit is mortgage-free (or how the mortgage will be cleared) and, for foreign buyers, that the building is freehold.
- Agree the price and sign an MOU. A deposit (commonly 10%) secures the unit.
- Transfer at AjmanRe. Both parties sign, the fees are paid and the title deed is issued in your name.
Our complete guide to buying property in Ajman covers each step in more depth.
Checklist before you make an offer
- Ask for the last 12 months of service charge statements.
- Check parking: many older buildings don't include a dedicated space.
- Compare the asking price with recent sales in the same building, not just the area average.
- Check what's included: chiller/district cooling, gas and internet arrangements vary by building.
- If you plan to rent it out, check typical rents in that building and how quickly units let.
- Use a licensed broker and get the agreed commission in writing.
