About Al Yasmeen

Al Yasmeen is located in the northern part of Ajman city, between Al Rashidiya and the Emirates Road (E611) corridor. It is one of the most recently developed residential areas in the emirate — the majority of apartment buildings here date from 2010 onwards, giving the area a noticeably newer and better-maintained character compared with older central districts like Al Nuaimiya or Ajman Downtown.

The area developed rapidly as Ajman's property market expanded in the 2010s, attracting developers who were building for the growing market of Dubai commuters priced out of Sharjah. As a result, Al Yasmeen's building stock is generally newer, with features like covered parking, gym facilities, swimming pools and modern lobby designs that older Ajman buildings lack. Building management standards are also typically higher.

Al Yasmeen appeals primarily to young professionals, dual-income couples and small families who prioritise modern finishes and a quieter environment over the central retail convenience of Al Nuaimiya. It has grown steadily as a destination for buyers who want to own — rather than just rent — a modern apartment in Ajman, and off-plan activity in the surrounding area continues to add new supply.

Property prices in Al Yasmeen (2026)

Al Yasmeen sits in the upper-mid tier of the Ajman apartment market. Average price per sq ft is approximately AED 533 — higher than Al Nuaimiya and Al Rashidiya, reflecting the newer building stock and better finishes. It is below Al Zorah's waterfront premium but above the older central areas.

Lifestyle and amenities

Modern building facilities: Unlike older Ajman areas, most Al Yasmeen buildings include amenities that are standard in newer UAE developments — covered or basement parking, a swimming pool, gym, lobby with reception and security. For tenants and buyers accustomed to Dubai's newer-building standard, Al Yasmeen is the Ajman area that comes closest to delivering that experience at a fraction of the price.

Retail and F&B: Al Yasmeen has a growing retail presence — supermarkets, cafés, restaurants and service shops line the main arterial roads. The area is not as established as central Ajman for retail density, but the essentials are covered and the proximity to Al Rashidiya's commercial strip (5–10 minutes) fills the gap.

Schools: Several international-curriculum schools operate within or very close to Al Yasmeen, including options along the Emirates Road corridor. The area has developed partly because of family demand, and school access was an early driver of that demand.

Healthcare: Private clinics and pharmacies are present within the area. The main hospitals are 10–15 minutes away in central Ajman or accessible via the E311.

Transport and connectivity: Al Yasmeen is positioned near the Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311) interchange, giving excellent highway access to Dubai's northern industrial and commercial zones and to Sharjah. For commuters, this is one of the area's strongest selling points — it is genuinely faster to reach Dubai from Al Yasmeen than from some older, more central Ajman areas.

Al Yasmeen as an investment

Al Yasmeen offers a combination of newer stock, strong tenant demand and steady yields — making it a good option for buyers who want a lower-maintenance buy-to-let in Ajman. The tenant profile (professionals and small families seeking modern finishes) tends to be lower-maintenance than student or labour-accommodation tenants, with longer average tenancy periods.

The trade-off compared with cheaper Ajman areas is a lower headline yield (6.0% vs 7–9% in older districts) and higher entry price. The case for Al Yasmeen is a lower-vacancy, lower-turnover hold with potentially stronger capital appreciation as Ajman's newer developments become the market standard — a pattern visible in similar up-cycle markets across the UAE.

As with most Ajman areas, Al Yasmeen is not a designated freehold investment zone under Ajman Government decree, so non-UAE/GCC nationals are restricted to specific AjmanRe-approved buildings for full freehold title. Most expatriate buyers here purchase on a leasehold basis. For the full picture on ownership rules, see our guide to freehold property in Ajman for foreigners.
