About Al Nuaimiya

Al Nuaimiya is one of the oldest and most densely populated residential areas in Ajman, occupying a central position in the emirate between Sheikh Humaid Bin Rashid Al Nuaimi Street and the Emirates Road corridor. Its three sub-zones — Al Nuaimiya 1, 2 and 3 — each have a distinct character but share the common feature of easy access to the emirate's main transport arteries.

Al Nuaimiya 1 is the highest-density zone, adjacent to Ajman City Centre mall and the emirate's main bus terminus. Al Nuaimiya 2 and 3 are more residential in character, with lower-rise older buildings, family apartments and a mix of local retail on ground-floor units.

The area is particularly popular with young professionals and families who work in Dubai or Sharjah and commute by bus or car. Its low price-to-size ratio relative to both neighbouring emirates makes it one of the best-value commuter bases in the region. Demand for rental units in Al Nuaimiya has remained consistently high, keeping vacancy rates low and supporting stable yields.

Lifestyle and amenities

Ajman City Centre: The emirate's main mall is located at the heart of Al Nuaimiya, offering department stores, a hypermarket, multiplex cinema, food court and a wide range of retail brands. For residents, day-to-day shopping, dining and entertainment are walkable or a very short drive.

Public transport: Al Nuaimiya hosts Ajman's main inter-emirate bus terminus, with regular services to Sharjah Al Jubail and Dubai Union Square. This makes it one of the few areas in Ajman where it is genuinely practical to live without a car — a significant advantage for younger residents and single professionals.

Healthcare: Thumbay Group hospitals, private clinics and pharmacies are concentrated in and around Al Nuaimiya, offering good access to general and specialist care. Sheikh Khalifa Hospital is within 10–15 minutes by car.

Retail and F&B: Ground-floor retail along the main roads covers supermarkets, bakeries, cafés, restaurants and local shops. The density of amenities in Al Nuaimiya is higher than most other Ajman areas outside the city centre.

Education: Several nurseries and Indian-curriculum private schools operate within the area or within 5–10 minutes' drive. Families with secondary-school-age children typically use schools in Al Rashidiya or Sharjah.

Al Nuaimiya as an investment

Al Nuaimiya offers an accessible buy-to-let entry point — low purchase prices, consistent rental demand and central location result in steady yields around 6.2% and low vacancy. The tenant profile tends to be single professionals, young couples and small families who value transport and retail access over space and greenery.

The primary limitation for investors is that Al Nuaimiya is not a designated freehold zone under Ajman Government decree. Foreign and expatriate buyers are restricted to specific approved buildings registered with AjmanRe; most purchases in this area are completed on a leasehold basis. If you are an international buyer for whom freehold title is essential, the Al Zorah or Emirates City areas may be more appropriate — see our guide to freehold property in Ajman for foreigners.
