If you own, or are thinking of buying, an apartment in Ajman, the first question is simple: how much rent will it bring in? The answer depends on the unit size, the area and the building, but Ajman's rents are well documented and remarkably consistent. This guide gives the typical figures, then shows what is left after the costs every landlord pays.

Ajman rent by apartment type

Typical rents for apartments in established Ajman communities (AED)
Unit typeAnnual rentPer month (equivalent)
Studio17,000–21,0001,420–1,750
1 bedroom27,000–33,0002,250–2,750
2 bedrooms37,000–43,0003,080–3,580
3 bedrooms51,000–66,0004,250–5,500

Waterfront and premium buildings in Al Zorah and on the Corniche rent above these ranges; older or remote buildings can rent below them.

Ajman rents are quoted per year. Monthly payment is uncommon: tenants usually pay with post-dated cheques (see how rent is paid).

The spread between areas is narrow: one-bedroom averages range only from AED 27,000 to 31,000. What moves rent more is the building itself — its age, parking, amenities, maintenance and whether cooling is included.

How rents moved in 2026

Rents in 2025 rose modestly in most areas, with one-bedroom increases of about 3–11%. In the first half of 2026, Property Finder data showed much sharper rises for studios in central districts: rents in Al Rashidiya rose 57% and in Al Nuaimiya 25.5%, while Al Rawda rose 7.5%. One and two-bedroom rents were mostly flat. Tenant demand is broad: Ajman registered 73,472 tenancy contracts in the first half of 2026, worth about AED 2.91 billion.

If you own a studio in central Ajman, check current listings in your building before renewing a lease: the market may support more than you are charging. Increases on renewal are regulated, so confirm the current rules with Ajman Municipality before raising the rent for a sitting tenant.

What a landlord actually keeps

Rent is not income. The landlord pays the building's service charge, maintenance and any management fee, and should budget for a few weeks of vacancy between tenants. Typical figures:

Example annual income for a landlord (AED)
ItemStudio1 bed2 beds
Size (sq ft)4507501,100
Annual rent19,00029,00040,000
Service charge (AED 6/sq ft)−2,700−4,500−6,600
Maintenance allowance−700−1,000−1,400
Vacancy (4% of rent)−760−1,160−1,600

Net, managed13,32020,02027,200
Net per month, managed1,1101,6682,267

In other words, a professionally managed Ajman apartment typically returns about 70% of its rent as net income. Ajman's service charges (commonly AED 5–7 per sq ft a year) are low by UAE standards, which is one reason net yields stay competitive. Utilities are normally in the tenant's name. There is no personal income tax on rental income in the UAE, but if you live elsewhere your home country may tax it — Indian residents, for example, should read our guide for Indian investors.

How rent is paid

Most Ajman tenancies run for one year, with rent paid in one to six post-dated cheques, or occasionally by bank transfer. Fewer cheques usually means a small discount, since it lowers your collection risk. Tenancy contracts must be registered with Ajman Municipality's Tasdeeq system; registration protects both sides if there is a dispute. Agree a refundable security deposit in the contract.

How to earn more rent

  • Furnish it well. Furnished units rent at a premium and attract shorter-notice tenants, but the furniture costs money and wears out.
  • Include parking and cooling where you can. In older buildings these are the first things tenants ask about.
  • Refresh between tenants. Paint, a deep clean and working AC shorten vacancy, which matters more than a small increase in rent.
  • Accept more cheques. Offering four to six cheques widens your tenant pool; asking for one cheque narrows it.
  • Keep good tenants. A reliable tenant at a slightly below-market rent often earns more over three years than a vacant unit at a higher asking rent.

Long-term vs short-term rental income

Ajman has allowed holiday-home rentals since 2023, under a permit from the emirate's tourism authority. A furnished unit near the Corniche or Al Zorah can earn more per night than a long-term lease, but income depends on occupancy, platform fees, cleaning and furnishing costs, and the work is far from passive. Most Ajman investors choose long-term leases for steadier income; our guide to passive income from Ajman property compares the options.

Estimating rent before you buy

  • Look at current listings in the same building, for the same size and view — not the area average.
  • Ask the agent for recent achieved rents, not just asking rents.
  • Get the service charge for the unit and check for arrears.
  • Check if parking and chiller charges are included — they change what tenants will pay.
