About Al Jurf

Al Jurf is a district in the southeastern part of Ajman, bordering the emirate's boundary with Sharjah and fronting the E311 (Emirates Road). The area is divided into Al Jurf 1, Al Jurf 2 and Al Jurf 3 (residential sub-zones) plus the Al Jurf Industrial Area — one of Ajman's primary zones for light manufacturing, warehousing, auto workshops and small-scale industry.

Historically, Al Jurf was primarily an industrial and commercial zone, with residential development concentrated in older mid-rise blocks in Al Jurf 1 and 2. Over the past decade, Al Jurf 3 has seen increasing residential development as Ajman's housing demand pushed outward from the older city core. Newer buildings in Al Jurf 3 offer better specifications — covered parking, basic gyms, modern lobbies — at prices still well below central Ajman's newer areas.

The area attracts a practical demographic: workers employed in the surrounding industrial zones, small business owners with operations in Al Jurf Industrial Area, and commuters who use the E311 to access Dubai or Sharjah daily. It is not a lifestyle destination in the way Al Zorah or the Corniche are, but it delivers function and affordability effectively.

Rental prices in Al Jurf (2026)

Rental demand in Al Jurf's residential zones is driven largely by workers in the industrial area and budget-conscious commuters. Rents are among the lowest in Ajman for comparable unit sizes — a useful affordability tier below even Garden City for the most basic older stock. Lifestyle and amenities

Local retail: Al Jurf has a functional mix of small supermarkets, hardware stores, auto parts outlets and local eateries, particularly concentrated around the industrial zone's service roads. It is not an area with high-street dining or leisure destinations — residents typically travel to central Ajman or Ajman Mall (20–25 minutes) for broader retail and F&B options.

Industrial and commercial access: For business owners and operators, Al Jurf's proximity to Al Jurf Industrial Area is a significant advantage. The area offers warehousing, workshops, showrooms and light industrial space, making it practical for residents who also operate businesses nearby.

Transport and E311 access: Al Jurf's best feature for commuters is its E311 (Emirates Road) frontage. Dubai's northern areas are approximately 35–45 minutes away; Sharjah industrial and commercial zones are 20–25 minutes. The road network within Al Jurf is less congested than central Ajman, and parking is generally easier.

Schools and healthcare: Educational and healthcare facilities in Al Jurf itself are limited — residents typically access these services in central Ajman or the adjacent areas. Several private schools are within 20–30 minutes' drive, and main Ajman hospitals are accessible within 20 minutes.

Investment case for Al Jurf

Al Jurf's residential investment case rests on three factors: very low entry prices, stable tenant demand from industrial workers, and the long-term development potential of Al Jurf 3 as Ajman's residential footprint continues to expand outward. Gross yields on older Al Jurf 1 stock can reach 8–9%, competitive with Garden City at similar price points.

The key risk is the area's industrial adjacency — Al Jurf residential zones sit next to active industrial uses, which limits their appeal to certain tenant segments (families with young children, lifestyle-oriented tenants) and constrains the ceiling on both rents and capital values. This is not a premium area and is unlikely to become one in the near term.

For investors prioritising yield over capital growth and willing to manage a more operational landlord experience (higher tenant turnover, more basic properties), Al Jurf can deliver strong cash yields. For those prioritising capital appreciation or a quality tenant base, Al Bustan, Al Yasmeen or Emirates City will likely be better fits.
