Why consider commercial property in Ajman?

Ajman offers some of the most competitive commercial rents in the UAE, with significantly lower overheads than Dubai and Sharjah for comparable space. The emirate has a strategic location between Dubai and Sharjah on the E11 highway, a working port (Port of Ajman) that handles containers and bulk cargo, and Ajman Free Zone — one of the UAE's oldest and most cost-effective free zones for foreign-owned businesses.

At the federal level, the UAE has no personal income tax and a 9% corporate tax that applies only to profits above AED 375,000 (with a zero-rate for businesses under that threshold as of 2023). Ajman's lower rents, combined with proximity to Dubai's markets, make it a practical base for SMEs, trading companies, light manufacturers and logistics businesses that don't need a Dubai or Sharjah address to serve their customers.

Office space in Ajman

Commercial offices in Ajman are concentrated in Al Rashidiya (along the main commercial corridor near the Corniche), Ajman Downtown and along Emirates Road. The market is dominated by fitted-out units in mid-rise commercial towers rather than large Grade-A office buildings. For most SMEs, this means move-in-ready space at a fraction of Dubai's rent.

For businesses needing a prestigious address or a specific trade licence category (financial services, healthcare, legal), confirm that the unit's permitted use and the building's commercial classification match your activity before signing a lease.

Retail and showroom units

Ground-floor retail in Al Rashidiya and Al Nuaimiya — Ajman's main commercial corridors — rents for approximately AED 40,000–150,000 per year for units of 400–2,000 sq ft, depending on footfall, road visibility and fit-out. Anchor shopping centres include Ajman City Centre (Majid Al Futtaim) and Ajman Mall, with smaller community malls across residential areas.

Showrooms along the E11 / Emirates Road corridor are popular with automotive, furniture and building materials businesses. A 2,000–8,000 sq ft showroom typically rents for AED 80,000–300,000 per year, with larger units and purpose-built showroom buildings available at the higher end. The main showroom strip runs through Al Rashidiya towards the Sharjah border.

Street-level neighbourhood retail in residential areas (Al Nuaimiya, Al Rawda, Al Mowaihat) is considerably cheaper — small shop units of 200–500 sq ft for AED 20,000–50,000 per year — and suits service businesses like laundries, clinics, pharmacies and food outlets serving the local community.

Industrial units and warehouses

Al Jurf Industrial Area is Ajman's primary industrial zone, stretching along the southern edge of the emirate towards the Sharjah border. It contains a dense mix of warehouses, workshops, showrooms and light industrial units in a range of sizes. Warehouse rents here start at approximately AED 20–35 per sq ft per year, with units available from around 500 sq ft to 50,000+ sq ft for logistics users.

Al Rashidiya's industrial strip along Emirates Road caters to businesses that need both industrial space and commercial visibility — automotive workshops, building materials showrooms and equipment rental companies are common tenants. Rents here run slightly higher at AED 25–45 per sq ft per year.

Ajman Free Zone: 100% foreign ownership

Ajman Free Zone (AFZ) is one of the UAE's longest-established free zones, offering 100% foreign ownership with no requirement for a UAE national partner. AFZ businesses benefit from full profit repatriation, no personal income tax and multiple residence visa allocations. It is particularly popular with trading companies, e-commerce businesses, service providers and light manufacturers who want a UAE base with a straightforward licensing process.

AFZ offers several unit types: flexi-desks and virtual offices (for businesses that don't need physical space), serviced and fitted offices, and warehousing units. Licensing and leasing are handled directly with AFZ rather than through the open commercial market. This is a materially different proposition from renting commercial space in Ajman mainland — the licensing framework, permitted activities and cost structures differ.

The key trade-off: AFZ businesses cannot sell directly to the UAE mainland market without a local distributor agreement. Businesses that need to trade directly with UAE customers from Ajman mainland require a mainland trade licence instead.
