Warehouses in Ajman: what's available

Ajman has three main warehouse and industrial zones offering a range of unit sizes suited to different business types. Units are available from small self-storage spaces of around 500 sq ft up to large logistics warehouses exceeding 50,000 sq ft. Most standard warehouse units have a clear internal height of 5–7 metres, roller-shutter access doors, a small mezzanine office and 3-phase electrical supply. Rents are among the most competitive in the UAE, driven by Ajman's lower land costs and its position as a secondary industrial market alongside Sharjah and Dubai.

The typical tenant profile in Ajman's industrial areas includes trading companies, light manufacturers, e-commerce fulfilment operations, construction suppliers and automotive workshops. The Port of Ajman provides a local import/export option for businesses that don't need Jebel Ali's scale.

Main warehouse areas in Ajman

Al Jurf Industrial Area is Ajman's oldest and largest industrial zone, stretching along the southwestern boundary of the emirate towards Sharjah. It is the primary location for warehouse and industrial units, with a wide range of unit sizes and the most competitive rents in Ajman. Access to the E11 highway is quick and direct, and Sharjah is approximately 10–15 minutes by road. Al Jurf is the default search area for most businesses looking for warehouse space in Ajman.

Al Rashidiya Industrial Strip runs along the Emirates Road corridor, mixing commercial showrooms, workshops and light industrial units. This strip is more visible and accessible from the main road, making it popular with businesses that need both storage and a degree of customer-facing presence. Rents here run 10–15% higher than comparable Al Jurf units.

Ajman Free Zone (AFZ) offers warehousing and industrial units within its designated zone, with the key advantage of 100% foreign ownership and no requirement for a UAE national partner. AFZ warehousing is leased directly from the free zone authority; pricing typically bundles the lease with business licensing costs. Contact AFZ directly for current availability and rates, as these differ from the open market.

Lease terms and what's included

Warehouse leases in Ajman are typically structured for 1–3 years, with annual rent paid in advance by post-dated cheques. Most landlords prefer 2–4 cheques for warehouse leases.

What is usually included:

  • Roller-shutter access door (1–2 per unit depending on size)
  • Mezzanine office (typically 10–15% of the ground floor area)
  • 3-phase electrical supply (confirm capacity for power-intensive uses)
  • Basic toilet / WC
  • Concrete flooring (load-bearing capacity varies — ask the landlord)

What is NOT usually included:

  • Racking or shelving systems
  • Air conditioning for the main warehouse floor (mezzanine offices may have a split AC)
  • Loading dock or raised loading bay (available in larger units — negotiate)
  • Fire suppression system (larger units may have basic fire points; industrial-grade suppression is the tenant's responsibility for sensitive goods)

Security deposit is typically 10% of the annual rent. The tenant is usually responsible for minor repairs and maintenance during the tenancy. Structural repairs fall to the landlord. Confirm the terms in writing before signing.

Ajman vs Dubai vs Sharjah for warehousing

Ajman warehouse rents are typically 30–50% lower than comparable units in Dubai's Jebel Ali and South Dubai industrial zones, and 15–25% lower than Sharjah's industrial areas. For a 3,000 sq ft unit, the annual saving versus a Dubai equivalent can be AED 60,000–120,000 per year — a significant operating cost reduction for an SME.

The trade-offs are real: Ajman is further from Jebel Ali Port (approximately 60–80 km), which matters for businesses that import frequently via that port. Jebel Ali remains by far the larger and more efficient container terminal for UAE-bound goods. For businesses using Air Freight, Sharjah International Airport (the UAE's second busiest cargo airport) is approximately 20 minutes from Al Jurf.

Ajman is best suited for businesses that: distribute within the UAE rather than import in bulk via Jebel Ali; use Port of Ajman or Sharjah for their imports; or need to significantly reduce overheads and don't require a Dubai address for their brand positioning. E-commerce fulfilment, food distribution, construction supplies, spare parts and consumer goods trading are all active categories in Ajman's industrial areas.
