Renting a villa in Ajman

Ajman villas offer far more space per dirham than Dubai or Sharjah. A 3-bedroom villa in a mid-range community rents for approximately AED 55,000–80,000 per year — a fraction of what the same number of bedrooms would cost in Dubai. For families relocating from more expensive emirates or looking for a garden, a maid's room and private parking without a premium price tag, Ajman is one of the most practical choices in the UAE.

Most villas are rented unfurnished, and rent is paid by post-dated cheques, typically in two to four instalments. Tenancies are governed by Ajman Rental Law, which requires a minimum of 60 days' written notice before any rent increase, with annual increases capped according to the Ajman Municipality rental index. This gives tenants more stability than many assume.

What a rented villa in Ajman includes

Most rented villas in Ajman come with a private garden (ranging from a small courtyard to a large landscaped space), covered or shaded parking for one to three cars, and a maid's room (common in 4-bedroom and larger units). A separate majlis or formal sitting room is standard in larger villas, reflecting traditional Gulf household layouts. Internal storage rooms and a laundry area are usually also included.

Some villa compounds offer shared amenities — a communal swimming pool and gym — though standalone villas in established areas like Al Rawda and Al Mowaihat typically do not have shared facilities.

District cooling (chiller) is uncommon in villa communities; most use individual split AC units, which are included in the property and maintained by the tenant during the tenancy. Water and electricity are billed through EtihadWE, Ajman's utility provider. For a 4-bedroom villa running AC in summer, expect monthly utility bills of approximately AED 800–1,500. Bills are significantly lower in winter months.

Upfront costs when renting a villa

Beyond the first rent cheque(s), budget for the following at the start of a villa tenancy:

Typical upfront costs when renting a villa in Ajman
Cost Amount Notes
Security deposit5% of annual rentRefundable at end of tenancy
Agent commission5% of annual rentOne-off, paid to broker
EtihadWE connection~AED 210 per meter pointElectricity + water meters
Municipal housing fee5% of annual rentAdded to monthly utility bills over the year

Worked example: for a AED 70,000/year villa, the upfront costs before moving in are approximately AED 3,500 deposit + AED 3,500 agent commission + AED 420 utility connection — roughly AED 7,420 on top of the first rent payment. The municipal housing fee (AED 3,500/year at 5%) is then recovered through utility bills over the year rather than as a single upfront charge.

Best areas to rent a villa in Ajman

Al Rawda and Al Mowaihat are the most popular villa areas for families. Both communities are well-established with a range of schools, supermarkets, clinics and mosques within the neighbourhood. Al Rawda in particular has good access to the E11 highway for commutes to Sharjah or Dubai.

Al Yasmeen offers newer construction and a quieter environment. Villas are generally larger and better finished than older communities, with wider roads and more parking. The trade-off is higher rent and a longer drive to central Ajman.

Al Tallah and Al Amerah are the most affordable villa options, with newer developments still under construction in some parts. They suit buyers on tighter budgets who don't mind being slightly further from the city centre.

Al Zorah is in a different category — a premium waterfront community with a golf course, beach clubs and a marina. Rents here are the highest in Ajman, reflecting the lifestyle amenities. For more on all these areas, see our guide to the best areas to live in Ajman.
