About Garden City

Garden City is a densely built residential district in central Ajman, bounded by Al Nuaimiya to the north, Emirates Road (E611) to the east, and the industrial and commercial zones to the south. The area developed rapidly in the 1990s and 2000s as Ajman expanded its housing stock to accommodate growing demand from lower-to-middle income residents working across the emirate and neighbouring Sharjah.

The neighbourhood is characterised by a grid of mid-rise apartment blocks — typically 5 to 12 storeys — interspersed with local supermarkets, small mosques, pharmacies and streetside food outlets. Landscaping is limited compared to newer Ajman areas, but the area is well-connected by road and public transport. Its proximity to central Ajman (10 minutes by car), Sharjah (20–25 minutes) and Dubai (45–55 minutes) makes it an attractive base for commuters working across the northern emirates.

The area's primary appeal is simple: it is the most affordable residential area in Ajman by a significant margin, which drives both tenant demand (lower rents than anywhere else in Ajman for comparable unit sizes) and investor demand (the highest yields in the emirate as a result).

Property prices in Garden City (2026)

Garden City's average price per sq ft of AED 377 is the lowest among established Ajman residential areas. The combination of older buildings, smaller unit sizes and limited luxury finishes keeps prices accessible well below Ajman's overall average. For investors, this means very low capital entry points and high yield potential.

Lifestyle and amenities

Local retail and F&B: Garden City has dense coverage of small supermarkets, convenience stores, local restaurants and cafés at street level. While there are no large malls within the area, Al Nuaimiya's Ajman City Centre is 10–15 minutes away and Al Hamriya commercial strip is a short drive for most residents.

Schools and education: Several private schools serving the northern emirates are accessible within 10–20 minutes. The area itself has a number of nurseries and early education centres catering to the younger family demographic.

Transport: Garden City is well served by Ajman's public bus network, with routes connecting to Sharjah Al Jubail station and Dubai Union Square. The E611 and E11 provide fast road access for commuters driving to Sharjah or Dubai. Taxis and ride-hailing apps are readily available.

Recreation: The area has limited dedicated leisure facilities compared to newer Ajman zones — most apartment buildings are basic blocks without shared gyms or pools. Residents typically use the Ajman Corniche (15–20 minutes) for outdoor recreation. Newer buildings in the area increasingly include rooftop gyms and small community spaces.

Investment case for Garden City

Garden City is Ajman's pure yield play. At 9.3% gross, it outperforms every other Ajman area significantly — even accounting for higher vacancy risks and lower capital appreciation potential. The investment thesis is straightforward: buy a 1-bedroom for AED 260,000, rent it for AED 24,000 per year, and collect a gross yield that compresses to a still-strong net yield of 7–8% after a 10–12% allowance for vacancy and costs.

The caution: this is a yield story, not an appreciation story. Garden City buildings are aging and limited high-end development is planned. Capital values are stable but not likely to see the growth trajectory of newer freehold areas like Al Zorah or Emirates City. Investors buying here should be clear that their return will come from rent, not from selling at a higher price in 5 years.

Due diligence matters more than in newer areas: check building maintenance history, service charge arrears status and the specific building's freehold classification (if buying as a non-national). Some buildings in Garden City are AjmanRe-approved for non-GCC buyers; your agent should verify this before you proceed.
